RESIDENTIAL SUBDIVISION INCENTIVE PROGRAM

The City of Statesboro provides incentives to encourage the development of single-family residential subdivisions inside the corporate limits. Among the requirements for eligibility are:

  • The property must be within the corporate limits before any incentives can be contracted for or received.
  • The property must be zoned R-15, R-20, or PUD, and used exclusively for single-family residential development not exceeding the R-15 density.
  • The property must be reasonably close to existing water and sanitary sewer lines such that the City can economically extend lines to the subdivision.
  • The developer must enter into a written agreement with the City delineating each party's responsibilities.
  • The subdivision must be developed with underground electric, telephone, and CATV lines, curb and gutter, sidewalk on at least one side of each street, decorative street lights and poles, and covenants and restrictions requiring brick veneer or comparable construction and a minimum of a two-car garage.

The incentives provided are:

  • $250 per lot in an R-20 development and $125 per lot in an R-15 development toward the engineering design cost. The City must approve the engineering firm and its fees.
  • Entire cost of the installation of water and sanitary sewer systems. However, in an R-15 development the developer must reimburse the City 50% of the cost divided by the number of lots within that phase of the subdivision as each lot is sold. Five years after the date of final plat recordation, the developer must reimburse the City for any unsold lots.
  • $7.00 per linear foot in an R-20 development and $3.50 per linear foot in an R-15 development for curb and gutter.
  • $23.00 per square yard in an R-20 development and $11.50 per square yard in an R-15 development for sidewalks on one side of each street within the development.
  • Natural gas lines, street signs, and traffic signs at no cost to the developer.
